Residential Sales
Selling a property?
Let’s do it properly.
Selling a property in Queensland today takes more than market knowledge and a smile.
It takes legal awareness, clear communication, good timing — and the ability to manage both tenants and buyers without losing control of the process. At Elevate, we don’t hand you over to a sales team who’s never seen the lease.
We manage the tenancy and the sale as one — because we already know the tenant, the timeline, the lease terms and the property’s history. That means better advice from the start and fewer surprises when you go to market. We’re not here to pressure you into a quick result just to tick off a target. We’re here to guide you through a sale that’s clean, compliant and structured — whether your property is tenanted, vacant, or still mid-renovation.
What’s Changed in Queensland?
A few years ago, you could sell a tenanted property with a “30-day settlement” and hope for the best. Not anymore.
Queensland legislation now places clear requirements on owners and agents when selling an investment property — and getting it wrong isn’t just inconvenient, it’s expensive. Tenants must be notified formally when a property is listed for sale. They have to be given proper notice before inspections. And if their lease is impacted — or ended early to allow a sale — they may be entitled to compensation.
Add to that the new rules around fixed-term agreements and you’ll quickly see why “we’ll deal with it later” isn’t a strategy anymore. Buyers are also savvier. They want to know about current leases, future rent potential, and whether they’re inheriting risk. A clean marketing campaign needs more than just great photos — it needs truth, timing, and transparency.
How We Sell Differently
Because we manage your property before we sell it, we know what’s possible — and what’s not. That means you’re not given generic advice or unrealistic expectations.
If you’re better off waiting until a lease ends, we’ll tell you. If we think the tenant will cooperate with inspections, we’ll ask — not assume. And if we believe the best buyer is another investor (not an owner-occupier), we’ll tailor the marketing and the conversation to suit.
We won’t push for vacant possession just because it’s easier. And we won’t suggest tenant compensation without understanding what’s actually required.
What you will get is a well-timed, well-managed campaign that balances your income, your lease, and your legal obligations — so the only thing you need to focus on is your next move.
Who We Work Best With
We work best with sellers who value honesty, structure, and clarity. People who want proper advice — even when it’s not what they were hoping to hear.
Owners who understand that a great sale doesn’t come from overpromising, but from getting the foundations right.
We’re not here to convince you your property is worth more than the market says it is. We’ll tell you where you sit, what’s realistic, and how to get the best outcome without cutting corners. If you’re aligned with that, we’ll work well together.
Selling While Tenanted?
We’ve Got You Covered.
Selling a property with a tenant in place isn’t impossible — it just needs structure.
We handle tenant communication with care, work within the lease terms, and provide clear, respectful notice before any inspections. We keep your rental income flowing, reduce disruption, and protect the relationship with the tenant — so the sale doesn’t unravel halfway through. We’ll also help you manage expectations — for both buyers and tenants — around handover dates, potential compensation, and access rights. If the sale needs to happen mid-tenancy, we’ll make sure it happens with all the legal boxes ticked.
Thinking of Selling?
Whether your property is tenanted, vacant, or not quite market-ready, we’ll help you plan the right next step.
We can give you a no-pressure, legally-informed opinion on what your options are — and if the timing’s not right, we’ll tell you. But if you’re ready, we’ll step in with a strategy that balances return, timeline, and compliance — all managed in-house by people who already know the full story.
We’ve done this many times — and we’ve built our onboarding around making it smooth. Most owners tell us they felt the difference within the first few weeks. No stress. No chasing. Just proper management, done the way it should be.
